ARCHITECTURAL PROCESS
Our clients are kept involved during all six phases of architectural services. Projects depend on a strong relationship and open communication with clients, as well as teamwork with builders. We strive to understand our clients' goals and intentions, translating them into unique designs.
Basic services
1. Due Diligence / Pre-Design
Design requirements are identified during this initial phase. The pre-design process may include program analysis, site analysis, documentation of existing conditions, project scheduling, cost analysis, and analysis of design precedents. After conducting an extensive project analysis, clients are presented with potential solutions.
2. Design Schematics / Concept Sketches
Conceptual design solutions developed by Mavrovic Architects PC are presented in a graphic format during the schematic design phase. This presentation to the client may include plans, artistic renderings of how the complete project will look, and even samples of the materials to be used. At this point, modifications and alternatives will be discussed with the client,and any required further clarification will be provided. Designs presented at this stage will serve as the basis for preliminary cost estimates.
3. Design Development / Refining the Design
Aspects of the preferred design chosen by the client are developed further during design development. During this important phase, drawings are evaluated, modified, and reviewed to transition from the schematic design to the preparation of the more formal construction documents. Drawings for the project are refined as necessary changes and clarifications are made.
4. Construction Documents / Pricing Documents
Construction documents are the architectural plans used by contractors for the construction of the project. These plans document all the selected construction details and product specifications necessary to build the structure. It is during this stage that we will help the client draft contractual documents that provide the legal basis for the construction contract between the client and contractor.
5. Receiving Prices / Hiring the Contractor
During the bidding and negotiation phase, the architect helps clients to solicit bids from contractors. At this point, the client will gain a clear indication of the construction cost and timeline for the project. We will help the client choose the most reasonably priced, qualified contractor for the project, and will help to execute the contract for construction.
6. Contract Administration / Building Process
Mavrovic Architects PC will serve as a liaison between the contractors and client, ensuring that the project runs smoothly through the construction phase. This service includes monitoring construction, and informing the client of any faults, changes, or nonconformity to construction documents. Payment requests are reviewed, and comments on contractor progress are provided. If questions arise during construction, the staff will be available for discussion. Changes to the design that may occur during construction are addressed by all parties.
